The Plots
We have been searching for the plots in the tranquility of Souni forest, both quiet and affordable.

The one we found is just 25 minutes drive from the Limassol Marina, 19 mins. from the beach and boasts the sea view, pine forest view and sunset view. It also has all communications pre-installed and even Cyta fiber optics provisioned.

The best part is that there's a restricted area with a walkway in the bottom - after the construction is finished there will be no noise around.
The plot is located just 21 km or 25 mins drive from the Limassol Marina, or 19 mins to the Kourium beach.

The Floor Plan
All bungalows feature the same open plan layout spanning a single floor with 130 sq.m. of covered footage.

They are 3-bedroom with 1 bigger bedroom en-suite, two smaller ones for the kids.

The biggest room is the combined kitchen-living room approx. of 50 sq. m. The kitchen boasts an island and a space for big table for 8 (not included). German kitchen Nolte can be installed for 2000 EUR.

The living area will have enough space for two sofas and a huge TV (both not included). Both areas have windows all around, including cooking area.

Additionally there can be an optional storage room which can be used as a gym, sauna, laundry room or converted into a 4th bedroom.

There is also a veranda of approx 30 sqm with the sea view.

SPECIFICATIONS
The most important part of the construction is the material of the walls and the roof. We are using the materials of German company XELLA GmbH — the world leader in innovative solutions in the global building materials market.

The houses are made with concrete frame and local red bricks, and we are additionally using MULTIPOR thermal insulation made in Germany to achieve A+ energy efficiency. This insulation ensures fire safety, mold protection and sound as well as thermal insulation.

MULTIPOR helps to build up the sustainable and environmentally friendly homes by changing the building culture in Cyprus and to achieve a superior quality of life alongside excellent cost-effectiveness in every project!

Other than Multipor, we're using Spanish and Italian ceramic granite, Grohe and Roca sanitary ware, and natural granite kitchen countertops with a generous budget. And because our houses are bespoke, you can choose any material or item you wish.

Heated floors
Most of the rooms will get the heated floors ensuring you will always feel comfortable. And with the Solar Panels included, it will be cost-effective, too.
Marble tops
Kitchen will boast the marble or granite countertops for both main parts and the island. You will be able to choose the color from our selection.
insulated windows
We will be using the best available thermal-insulated soundproof windows and will ensure they are of maximum possible size in the living room for the best view, ever.
photovoltaics
Our professional contractors will install the photovoltaic panels of around 5 kWt to ensure the A+ energy efficiency and reduce the running costs. You can opt for 10 kWt for a little extra.
SCHEDULE
Q1
Preparations for the construction
In Q1 we will prepare the land for construction - dig the garage and set up the basement beneath it. After that we will dig the swimming pool. As soon the rain season is finished we will begin to erect the concrete structures.
Q2
Skeleton construction
In Q2 we will erect the retaining walls for the basement and the concrete frame on the ground floor suitable to withstand the Cyprus seismic activity. Then we will leave the structure to dry before the next stage - putting on the roof.
Q3
External and internal walls
In Q3 we will construct the external and internal walls and put the insulation on the roof. Then we will make provisions for the water and electric pipes, finally finish the walls surfaces and lay down the floors inside and outside.
Q4
Final finishing
In Q4 we will perform the finishing touches - install the electric and water lines, paint the walls and install the kitchen and electrical appliances. We will plant the garden and fence as well as finish the swimming pool and BBQ area outside.
PAYMENT STEPS
40% DOWNPAYMENT
01
To be paid upon signing of the contract. Will be used to prepare the grounds, dig the garage and erect the concrete frame, as well as to dig the swimming pool.
02
45% FRAME COMPLETE
To be paid after the completion of frame works. Will be used to finish the finishing and constructional works and install the necessary equipment and kitchen furniture, as well as electrical appliances such as A/C and solar panels.
03
10% HOUSE FINISHED
To be paid on the completion of all works and installation of all appliances after the issue of the certificate of final completion. Will be used in case any defects not found by construction company are found by the client and will be rectified.
04
5% TITLE DEEDS
To be paid after the separate title deeds have been issued for the house.
